Background of the Study
Urban population density is an important determinant of housing affordability in Nigerian cities. As urban centers become more congested, the competition for limited housing stock intensifies, often driving up prices and rent levels. In recent years, the rapid influx of residents into urban areas has led to increased density, creating challenges for both planners and policymakers (Ogunleye, 2023). High population density in urban settings often correlates with limited land availability, which in turn elevates construction costs and restricts the expansion of affordable housing options. Moreover, dense urban environments can strain existing infrastructure, leading to suboptimal living conditions that further compound affordability issues (Adewale, 2024). In many Nigerian cities, the concentration of people in small geographical areas has fostered the development of informal housing sectors, where residents settle in overcrowded and under-resourced neighborhoods. Such conditions not only impact affordability but also raise broader concerns about urban sustainability and social equity. The interplay between urban density and housing affordability is complex; while higher density can lead to economies of scale in service provision, it also risks overburdening the available housing supply, particularly if urban planning does not adapt to changing demographics. This dynamic has significant implications for economic development, as escalating housing costs can restrict access to quality accommodation, limit labor mobility, and ultimately hamper productivity (Ogunleye, 2023). The study examines these multifaceted interactions by analyzing recent data on population density, housing costs, and infrastructural capacity in major Nigerian cities. It also explores how government policies and private sector initiatives have addressed—or failed to address—these challenges. The research aims to provide a comprehensive evaluation of the relationship between urban density and housing affordability, offering insights into how urban planning strategies can be reformed to ensure that rapid urbanization does not compromise the accessibility of quality housing. This investigation is crucial for informing future policy decisions and promoting sustainable urban development practices that balance density with affordability (Adewale, 2024; Ogunleye, 2023; Balogun, 2025).
Statement of the Problem
High urban population density in Nigerian cities is increasingly contributing to a crisis of housing affordability. As more people concentrate in urban centers, the demand for housing escalates dramatically, but the supply fails to keep pace due to limited land availability and rising construction costs. This imbalance forces a growing segment of the urban population into informal settlements or forces them to pay exorbitant rents for substandard housing (Ogunleye, 2023). The problem is compounded by infrastructural deficiencies and inadequate urban planning strategies, which hinder the efficient use of limited urban land. Consequently, while urban centers continue to attract residents for their economic opportunities, the cost of living becomes a critical barrier, particularly for low- and middle-income households (Adewale, 2024). In many cases, the high cost of housing limits residents’ disposable income, affecting their overall quality of life and ability to participate fully in urban economic activities. Furthermore, the pressure of urban density has led to social stratification, where only the affluent can afford to live in well-serviced areas, leaving vulnerable populations in overcrowded and underdeveloped neighborhoods. This situation poses significant challenges for sustainable urban development and social equity. The inadequacy of current housing policies to effectively address these issues further exacerbates the problem. The research aims to systematically examine how urban density influences housing affordability, identify the primary factors contributing to the crisis, and explore potential policy interventions that could mitigate these adverse effects (Balogun, 2025). By shedding light on the complex relationship between urban density and housing costs, the study intends to offer solutions that promote balanced urban growth while ensuring that quality housing remains accessible to all segments of the population.
